Professional Listing Photography
We follow a proven storytelling shot list designed to present the property clearly from beginning to end. The album typically starts with the front exterior, moves through the interior in a natural room-by-room sequence, and finishes with the backyard, pool, lanai, views, and other exterior features.
Every room is carefully documented, and each photograph is captured from intentional positions and angles chosen to show the space accurately, highlight its strongest features, and help buyers understand the layout and flow of the home.
Aerial Drone Photography
Includes 5–10 professional drone images of the property and its immediate surroundings. One selected photo will feature a red location pin clearly identifying the home’s exact position.
Aerial photography provides a perspective that ground-level images cannot. It highlights the property’s location, lot layout, roof, landscaping, nearby amenities, and relationship to the surrounding neighborhood. Listings with aerial imagery are reported to be 68% more likely to sell, making drone photography a powerful way to add context, visual impact, and buyer confidence.
Aerial video and vertical aerial social reels are also available as optional add-ons during booking.
2D Floor Plans
Our high-resolution 2D floor plans are delivered as easy-to-share JPEG files for MLS, property websites, social media, email marketing, and digital brochures.
Each plan includes clearly labeled rooms and estimated measurements, helping buyers understand the home’s layout, scale, and flow before visiting. Floor plans rank among the most important listing features for buyers, can increase click-throughs by 52%, and make buyers 80% more likely to view a home.
In addition, 93% of buyers say they are more likely to spend time looking at a property with a floor plan, while 81% of sellers believe one can help the home sell faster.
Agent Spotlight Reel & Horizontal Luxury Video
The Luxury Package includes two professionally produced videos designed to cover every major marketing platform.
The Agent Spotlight Social Reel is a vertical, mobile-first video created for Instagram, Facebook, TikTok, YouTube Shorts, and other social platforms. It combines polished property footage with an on-camera agent introduction, closing message, or both.
The package also includes a two-minute horizontal listing video for websites, YouTube, MLS-compatible platforms, email marketing, and larger-screen viewing.
Together, these videos provide a complete, platform-ready marketing strategy with dedicated content for both social media and traditional listing promotion.

Zillow 3D HOME TOUR & Interactive Floor Plan
Looking for the professional version of the Zillow 3D Home Tour? We use a dedicated 4K 360° camera and have been creating these tours since 2018.
Buyers can explore the property room by room from any device, while the connected interactive floor plan clearly shows the layout and flow of the home.
Listings with Zillow 3D Home Tours may also receive premium placement, more views, more saves, and faster results.
Bird Real Estate Media is a Zillow 3D Home Certified, Elite, and Showcase network photographer.
On-site & Neighborhood Amenities
Luxury listings include photography of nearby community amenities and popular lifestyle destinations. Coverage may feature pools, clubhouses, fitness centers, parks, and resort-style amenities, along with nearby locations such as St. Armands Circle, Siesta Key Village, Downtown Sarasota, Waterside Place, or a popular restaurant district.
Private amenities may require advance access or HOA authorization.

The Premium Package also includes two Virtual Twilight images, transforming daytime exterior photos into polished evening scenes designed to capture attention and strengthen the listing’s first impression.
There is no need to schedule a separate sunset appointment or wait for ideal evening conditions. Virtual twilight adds warmth, atmosphere, and visual impact while keeping the process fast and convenient.
Authentic twilight photography remains available for properties with statement lighting, pools, fire features, or distinctive architecture. For most listings, virtual twilight delivers the right balance of impact, efficiency, and value.

How to Book
Bookings must be submitted online only so we receive the correct property details, service selections, access notes, and special requests. You’ll receive instant confirmation, with no deposit or upfront payment required. After the photo session, images are typically delivered within 24 to 48 hours to the email address used for booking, and you pay per download.
Payment & Delivery
We use a pay-per-download system, so you only pay once your media is ready. After delivery, you will receive a link by email where you can pay to download your final media. That same link also works as your online gallery, property website, and media portal. It stays active for 12 months and can showcase your photos, floor plan, 3D tours, listing links, and selected media.
Weather Runs The Show
This is not an inspection or a repair call. We are here to help your property look its best.
Overcast skies are usually fine. Active rain is not. Drones cannot fly safely, outdoor areas can look wet and messy, and the final images may not meet our standards.
We are not an 800-number call center or a mass-production company. You deal directly with the owner and photographer. When weather threatens the quality of your media, we reschedule at no extra cost.
Nobody wins with bad photos. Our job is to create exceptional work, not rush the appointment.
