We want your experience with us to be smooth, professional, and enjoyable. Please take a moment to review these important notes before your scheduled shoot.

Key Disclosures & Fees

​

Special Requests
If you have specific photo requests, please let us know at the time of booking (and before the shoot begins). Otherwise, our photographer will capture the images we know are essential to market your property.

​

Property Readiness
The property must be photo-ready when we arrive, with all lights on and ceiling fans turned off.
For safety and insurance reasons, we cannot move heavy furniture. We’re happy to make minor adjustments (like straightening a frame or repositioning a lamp) to ensure the best composition.

Pets

We love pets, but they can’t appear in the photos — and neither can their bowls, beds, or litter boxes. If digital removal is needed, there is a $15 fee per image. To make things easy, we recommend planning a walk or a quick park visit during the shoot. We do not move any water bowl or litter. Pets are the owners responsability.

Our Expertise
With more than 7,500 homes photographed, we follow an efficient shot list designed to capture the must-have images — both inside and out — to present your property in the best light.

Drone Flights
All aerial photography is subject to weather conditions and FAA-approved airspace.

​

Image Licensing
Your package includes usage rights for the duration of your listing or rental until the property is sold. For long-term rental properties, this provides outstanding value, as there are no recurring usage fees (unlike commercial licenses).

On-Site Cancellations
If a property isn’t ready, the key doesn’t work, or access codes are not provided and no one is available onsite, a $100 cancellation fee will apply.

Additional Edits
Optional Photoshop enhancements (e.g., removing cars, trash bins, or cleaning up landscaping) are available at $15 per image, regardless of the object size.

Reshoot Fee/ Return Fee
Occasionally, a property may need to be re-photographed due to updates, new staging, or recent renovations. In such cases, a minimum reshoot/return fee of $195 applies.

Matterport Hosting Fee
Your first year of Matterport 3D tour hosting is included at no additional cost. After the first year, there is an annual hosting and transfer fee of $200. This ensures your property continues to be showcased in its best form, captured with industry-leading 4K cameras. Whether you choose to keep the tour active or transfer it to another Matterport account, the same flat fee of $200/year applies.

Weather Conditions

While nothing beats the warmth and brilliance of a sunny day, cloudy skies bring their own magic. Think of the clouds as a giant natural diffuser — they soften the light, remove harsh shadows, and create smooth, even tones. This makes interiors glow with a natural, moody elegance and keeps every detail balanced. And for exteriors, we include complimentary blue-sky replacements whenever needed, so your property always looks its very best. Bottom line: whether it’s sunny or overcast, as long as it’s not pouring rain, we can make it happen for you with excellent results.

Multi-Unit Pricing
Pricing is per unit. For duplexes, triplexes, or multi-unit properties, each unit will be billed separately.

Preparing for Your Shoot
The key concept is to plan not to be seen. Cameras catch everything — reflections in windows and mirrors, wide angles that capture entire rooms, even people moving boxes or making deliveries. To keep the focus on your property, please ensure all people, pets, and activity are out of sight before we begin.

As a backup, use the garage as storage. Since we don’t photograph it unless requested, it’s the perfect spot to hide boxes or clutter and keep every photographed space picture-perfect. You can always stay in one room while we work on the others.

Additional Notes

• Bird Solutions operates as an independent contractor. This agreement does not create an employer–employee or partnership relationship.

• We do not store files permanently. Please download and save your images within 7 days after payment. It is your responsibility to keep a copy on your computer or phone.
