Sarasota & Manatee Real Estate Market Report: June 2026

Every month, we'll break down the latest RASM (REALTOR Association of Sarasota and Manatee) market statistics and translate what they mean for how you market a listing. This is the first in that series, covering June 2026.

The Headline: Sales Are Up, Inventory Is Down, Sellers Have Leverage Again

Per RASM's June 2026 report, closed sales rose across all four major segments in Sarasota and Manatee counties, with year-over-year gains between 11.2% and 26.2%. At the same time, active inventory declined by double digits in every segment, pushing months of supply down to roughly 4.1 months for single-family homes in both counties - well below the level considered a balanced market. Translation: well-priced, well-marketed listings are moving faster and with less competition from other inventory than they have in a while.


Sarasota County Single-Family

805 homes sold in June, up 15.2% year-over-year. Median sale price rose 8.2% to $492,450. Homes spent a median of just 47 days on market before going under contract, and sellers received a median of 94.4% of original list price - both notably stronger than a year ago. Active listings fell 27.4%, pushing months of supply to 4.1.


Manatee County Single-Family

890 closed sales, up 26.2% year-over-year - the largest gain of any segment this month. Median sale price climbed 11.4% to $490,000. The standout: luxury growth was broad-based, with sales between $800,000-$899,999 more than doubling (+116.0%), and sales between $3M-$4.99M jumping 166.7%. If you list luxury inventory in Manatee County, this is the strongest argument yet for premium marketing and media.


Condos & Townhomes

Sarasota County recorded 364 condo/townhome closings (+25.5%), with high-end activity accelerating fast: sales of $1M+ condos rose 50%, and sales between $2M-$2.99M more than doubled (+140.0%). Manatee County condo sales rose 11.2% to 259 transactions. Across both counties, median condo prices dipped slightly even as sales volume climbed - a reminder that pricing condos accurately (not photographing them poorly) is what's separating sold listings from stale ones.
